How often and when will I be allowed to tour the home once construction has started?Throughout the build process we offer several scheduled walkthroughs at key milestones, but you're also welcome to walk the home at other times during construction; we simply ask that you contact us ahead of time to ensure the job site is safe and that no scheduled work will interfere with your visit. Safety is our top priority—for you and for our crew. To keep you informed every step of the way, we use BuilderTrend, our construction management software. Through this app you'll receive regular updates, photos, and progress notes so you can follow along - even when you can't be on site.
-
Will I be kept updated on progress?Yes! At Gammon Construction, we prioritize clear, consistent communication throughout your homebuilding journey. That’s why we use BuilderTrend, an easy-to-use construction management app that keeps you informed in real time. With BuilderTrend, you’ll receive regular updates and photos as progress happens, giving you a front-row seat to your home’s transformation. It’s just one more way we work to make your experience smooth, transparent, and enjoyable from start to finish

What happens if I want to make changes after the contract is signed? Will there be any unexpected costs? We understand that sometimes ideas evolve or new inspirations strike after the contract is signed—and we’re here to help guide you through that. If you’d like to make changes during the construction process, our team will meet with you to discuss your vision (if a larger request), evaluate the request, and walk you through what’s possible based on where we are in the build. Our goal is always to help you make the best decision for your home, your timeline, and your budget. To keep everything clear and organized, we use BuilderTrend, our construction management app. Any requested changes will be submitted as a formal change order within the app, where you can review the details, approve or decline the update, and see how it may affect your total cost—all from your phone or computer. Please keep in mind that depending on the timing and scope, changes may add to your overall investment or extend the construction timeline. That said, we’ll never move forward on any changes without your full understanding and written approval. Communication is key, and we’re committed to making the process smooth and transparent from start to finish.

What are the standard features in the homes? In a custom home, “standard features” are entirely dependent on your personal vision—and that’s exactly how we like it. We believe every home should be as unique as the family living in it. From layout to finishes, your choices drive the design, and we work closely with you to bring those ideas to life. While we can offer guidance based on experience and popular selections, the final features are tailored specifically to your preferences, lifestyle, and budget. We also build spec homes (homes already under construction or move-in ready), which are a great way for potential homeowners to get a real-world look at our standard finishes, layout options, and overall square footage. Touring a spec home is one of the best ways to get a feel for what we offer and how our spaces live. Additionally, during the meetings leading up to your initial contract, we’ll walk through what’s included, what’s customizable, and how your selections fit into your budget. You’ll also have the opportunity to visit our design center, where you can see materials and finishes up close and explore the available options to personalize your new home. Our team is here to help you understand what’s included and guide you through any upgrades or design choices that align with your vision
-
What are the upgrade options? When it comes to upgrades, the possibilities are nearly endless—and that’s one of the best parts of building with Gammon Construction. Because we take a personalized approach to each home, upgrades are discussed early in the planning phase to help you make smart, informed choices that stay within your overall budget. Some areas of the home, like appliances or lighting, are assigned allowances, which give you the flexibility to choose products that fit your taste and needs. If you decide to save in one area, you can apply those savings to upgrades elsewhere—whether that’s in your kitchen finishes, flooring, or bathroom design. We encourage our clients to think about their lifestyle and priorities from the very beginning. Whether it’s a gourmet kitchen, a larger garage, or a spa-like primary bathroom, knowing what matters most to you allows us to guide you in allocating your budget where it will have the biggest impact on your daily life.
-
Will I have the opportunity to make additional upgrades once the construction has started?Yes, you can make additional upgrades once construction has started. However, it's important to note that changes may affect the timeline and budget. We recommend discussing any desired upgrades with your project manager as early as possible.

Who is responsible for repairs during the warranty period?Gammon Construction is responsible for addressing repairs that fall under the terms of our warranty agreement, which is provided to each homeowner at closing. We’re committed to standing behind our work, and part of that commitment includes scheduling an 11-month walkthrough to review any covered items and make necessary repairs before your first year in the home is complete. To support you in caring for your home, we include magnets with QR codes in every home that link to helpful maintenance tips, seasonal checklists, and guidance on how to protect your investment. We also offer a wide range of home care advice on our website, available anytime you need it. Certain cosmetic issues, like nail pops, are a normal part of new construction due to seasonal expansion and contraction—especially in North Carolina’s climate. We recommend waiting the full year before submitting these types of items so we can address them more effectively during your 11-month visit. Your home is built to last, and we’re here to help you keep it that way with tools, resources, and responsive support throughout your warranty period
-
What are the long-term maintenance needs of the home?Like any home, maintaining your Gammon Construction home is essential to protecting your investment and ensuring it stays in great condition for years to come. While our homes are built with quality materials and craftsmanship, routine maintenance is key to keeping everything running smoothly. Some common long-term maintenance tasks include servicing your HVAC system seasonally, cleaning gutters, checking caulking and seals around windows and doors, maintaining landscaping drainage, and periodically inspecting the roof and siding. Interior upkeep like replacing air filters, cleaning out dryer vents, and watching for signs of moisture or wear are also important. To make this easier, we provide homeowner maintenance tips on our website and include a QR code magnet in every home linking to these resources. These tools help you stay on track with seasonal tasks and offer advice for troubleshooting common issues. By following a regular maintenance schedule and staying proactive, you’ll not only extend the life of your home’s features but also reduce the risk of costly repairs down the road. And as always, we’re here to support you with information, guidance, and trusted service during and after the warranty period
-
What happens if something breaks outside the warranty period? If an issue arises after your warranty period has ended, you’re not on your own. Each Gammon Construction homeowner receives a list of subcontractors and vendors who worked on your home, so you can contact them directly for repairs or maintenance needs as they come up. In addition, Gammon Construction offers repair services at competitive rates, and we’re happy to assist if you prefer to work directly with our team. We can also help determine whether the issue might be covered under a manufacturer’s warranty—many products such as appliances, HVAC systems, and roofing materials carry their own extended warranties beyond our initial coverage. Our goal is to make sure you feel supported long after move-in, and we’re always just a call or message away if you need guidance on how to handle a repair.

We believe that having multiple sets of experienced eyes on a project is one of the best ways to ensure nothing gets overlooked. To keep everything organized and transparent, we use BuilderTrend software, which helps our entire team—and you—stay on the same page with real-time updates, progress photos, scheduling, and budget tracking. We also hold weekly internal meetings to review each project’s progress and make sure every home stays on track, on budget, and up to our high standards

Who oversees the construction and can answer my questions once building starts? As mentioned in our answer to “Who is the builder,” Gammon Construction operates as a collaborative team, led by Drew Gammon, who is involved in every home from the start. During construction, you'll also be supported by our experienced project managers who help oversee the day-to-day progress on site. Our team works closely together, using BuilderTrend software to stay in sync and ensure that all updates, schedules, and communications are accurate and transparent. You’ll have access to this system as well, so you can track progress and ask questions directly through the app. While we’re committed to providing timely responses and keeping you informed, we do kindly ask for patience on weekends, as our team values family time. Rest assured, we’re here to support you every step of the way—and we take great pride in delivering not only a high-quality home, but a smooth and respectful building experience
-
Do you offer any energy-saving features in the homes?Yes, energy efficiency is a key part of every home we build. All of our spec homes are HERO certified, which means they meet or exceed high standards on the Home Energy Rating System (HERS) scale. This certification ensures that your home is built with energy-saving practices and products that help lower utility bills and reduce your environmental footprint. Some of the features we include are heat pump water heaters, programmable thermostats, and energy-efficient windows—all designed to help your home run more efficiently and comfortably year-round. For our custom homes, the options are nearly endless. We’re happy to walk you through energy-saving selections during the planning phase and help you weigh the pros and cons based on your lifestyle and budget. Whether you're looking to reduce energy costs or build a more sustainable home, we’ll help you find the right solutions
-
Is there a list of vendor to meet with? That depends on the type of home you're building. For our spec homes, all selections can be made right in our design center, unless you’re requesting upgrades beyond our standard offerings. This streamlined process keeps things simple and efficient. For custom homes, we take a more hands-on approach. We’ll schedule a dedicated day to visit vendors together, so you can see options in person and make confident selections that fit both your style and budget. Before this meeting, our project manager will have already shared your home’s plans, contract, and allocated allowances with each vendor to help guide your decisions and keep everything on track. If you're unable to attend these vendor visits—or prefer a more digital experience—BuilderTrend makes the process incredibly convenient. We upload your selection options into your account, and you’ll receive timely notifications when a decision is needed to keep the project moving forward. At the end of your build, you’ll receive a complete vendor list showing who completed each phase of work or supplied materials, so you’ll always know who to contact for future needs. Whether in person or online, our process is designed to give you flexibility, transparency, and peace of mind
-
Does the home come with a Builder's Warranty?es! Every Gammon Construction home comes with a builder’s warranty. We’ll review the details of your warranty several times throughout the building process to make sure you fully understand the coverage and feel confident in your new home
-
Do I need a real estate agent? You’re welcome to use a real estate agent when purchasing a home from Gammon Construction, but it’s not required. If you choose to work with an agent, we’re happy to collaborate with them to ensure a smooth buying experience. Using an agent can be especially helpful for navigating contracts and negotiations, but whether you go it alone or with an agent, we’re here to support you every step of the way
-
What is the typical timeline for building a home?Building a custom home can take anywhere from 6 months to a year, depending on many factors like design choices, weather, and product availability. We’ve created a tentative timeline to give you an idea of the process, and we use BuilderTrend software to provide you with a detailed, up-to-date schedule. On that same note, we may be able to speed up the timeline depending on these factors. However, we never want the process to feel rushed, and we will never compromise on quality to move faster. Clear and realistic communication is our priority from the very start to keep you informed every step of the way
-
What is the builder's responsibility if something goes wrong? While every home we build is crafted with care, it's important to remember that construction involves people—and occasionally, things may not go as planned. That said, we take every possible step to prevent issues before they happen. With BuilderTrend, we keep communication open and transparent between our team, project managers, subcontractors, and clients. We're also on the jobsite daily and have a 24/7-access camera installed as an extra set of eyes on the build. We stand behind our work and would never put our name—or your family—into a subpar home. If something does go wrong, please rest assured it will be addressed and resolved as quickly and thoroughly as possible. Your trust in us means everything
-
Are there any special financial incentives for current homeses! Our spec homes often come with a variety of financial incentives, which can vary based on the location and neighborhood. To see the most up-to-date offers, visit our Available Homes page. Additionally, our preferred lenders may offer special incentives depending on your financing needs and qualifications. We're happy to connect you with them to explore all your options.
-
When do extras have to be paid?If an "extra" or upgrade is decided on before the build begins, it’s typically included in the loan amount and paid at predetermined intervals throughout the build. However, if an "extra" is added later through a change order, it usually falls outside the original contract price and must be paid upon approval. This ensures we can move forward with the change without delay. This may be different depending on the type of loan and the allowances in your contract, so feel free to ask at any point of your build
-
What are the price ranges?Price ranges can vary significantly based on location, municipality, lot size, and the level of finishes you choose. We always recommend exploring some of our completed homes—both spec and custom—to get a feel for the quality and pricing in your desired area. The best way to understand what your budget can achieve is to tour homes and ask questions. Please keep in mind that Gammon Construction is not a mass-production or tract home builder. We don’t cut corners or use the cheapest materials, because we believe in building homes that last. That means we may not always be the lowest price builder in the market—and we’re proud of that
-
What determines price per square foot?Price per square foot is influenced by many factors beyond just the size of the home. Things like location, lot costs, foundation requirements, material selections, floor plan design, and the level of finishes all play a major role. For example, a smaller home with high-end finishes can have a higher price per square foot than a larger home with basic features. At Gammon Construction, we focus on building quality homes with lasting value—not cutting corners to hit a specific number. So while price per square foot can be a helpful comparison tool, it’s important to look at the full picture of what’s included in that price
-
What is the down payment requirement?Down payment requirements vary depending on the type of loan and the lender you choose. Your lender will be the best source for accurate information based on your specific situation. If you don’t have a lender yet, we work closely with several trusted professionals and are happy to provide recommendations to help you get started
-
Can I use my VA loan or FHA loan on a new construction home?Yes, you can use a VA or FHA loan to purchase a new construction home, but there are specific guidelines and requirements that must be met by both the builder and the property. Gammon Construction is experienced in working with VA and FHA loans, and we can help guide you through the process. We also work with several knowledgeable lenders who are well-versed in these loan types and can ensure everything is handled smoothly from start to finish
-
What is an "allowance"?An "allowance" in new construction refers to a pre-determined amount of money included in the purchase price of the home that you can spend on specific items or finishes. It's like a budget within your overall budget! Think of it this way: imagine the basic building blocks of your home are fixed (foundation, framing, roof, etc.). Allowances come in for the "personal touches" that make your house feel uniquely yours. Here are some common elements covered by allowances in new construction: Appliances: This could include everything from your refrigerator and dishwasher to your washer and dryer. Flooring: Hardwood, tile, carpet – the choice is yours! Countertops: Granite, quartz, laminate – let your personal style shine! Cabinets: Choose the perfect material, color, and hardware to personalize your kitchen and bathroom. Lighting: Chandeliers, sconces, pendant lights – create the perfect ambience in your home. Plumbing fixtures: Faucets, showerheads, sinks – small details that make a big difference It's important to note: The amount of each allowance varies depending on the size and style of the home, and the overall budget. Be sure to ask for a detailed breakdown of all allowances included in your contract. You can typically choose to upgrade beyond the allowance for a higher cost. For example, if the allowance for granite countertops is $5,000 but you love a specific marble countertop that costs $7,000, you can pay the difference. It's crucial to stay within your allowances or you may face additional costs. Be mindful of your choices and keep track of your spending throughout the construction process. Allowances offer a great way to customize your new construction home and make it your own, while still staying within your budget. Just remember to plan carefully and stick to your allowances to avoid any surprises!
