Custom Home Timeline

At Gammon Construction we know that building a custom home is one of life’s biggest investments. To make the process smooth and enjoyable, we’ve created a step-by-step roadmap that keeps you informed and involved every step of the way. Here’s what you can expect:

1. Pre-Construction Phase

  • Kick-off Meeting: Meet with the customer to review the construction timeline, set up expectations, and discuss communication preferences.

  • Design Confirmation: Finalize floor plans, exterior elevations, and interior design choices.

  • Permit Applications & Approvals: Submit plans for permits and handle any local or community approvals needed.

  • Site Preparation: Clear the land, complete grading, and set up temporary utilities as needed.

 

2. Foundation Phase

  • Foundation Layout: Stake the property to mark the layout of the foundation.

  • Excavation and Footings: Begin excavation for the foundation, followed by pouring the footings.

  • Foundation Wall Construction: Construct walls (crawl space, slab, or basement) and let them cure.

  • Waterproofing & Backfill: Waterproof foundation walls and backfill the foundation area for drainage.

 

3. Framing Phase

  • Rough Framing: Construct the framework of the house, including walls, roof trusses, and sheathing.

  • Roof Installation: Install roof trusses and decking, adding underlayment and shingles as needed.

  • Windows and Exterior Doors: Set windows and doors for security and weatherproofing.

  • Pre-Dry-In Walkthrough: Conduct a walkthrough to show the basic structure, confirm layout, and discuss next steps.

4. Mechanical & Rough-Ins

  • Plumbing, Electrical & HVAC: Install plumbing pipes, electrical wiring, and HVAC ducts.

  • Inspections: Complete initial inspections to ensure code compliance for framing, electrical, plumbing, and HVAC.

  • Insulation: Install insulation in the walls and roof once rough-ins pass inspection.

 

5. Interior & Exterior Finishes

  • Drywall Installation: Hang and finish drywall, preparing it for painting.

  • Exterior Finishes: Apply siding, brick, or stucco and finish roofing.

  • Interior Finishes: Paint walls, install trim, cabinetry, and flooring. Follow with countertops, fixtures, and appliances.

  • Customer Walkthrough: Offer a pre-finish walkthrough to showcase progress, answer questions, and address minor adjustments.

 

6. Final Touches & Inspections

  • Final Inspection: Complete final inspections for all systems and structural elements.

  • Punch List Creation: With the customer, walk through and note any final touch-ups or adjustments to be made.

  • Touch-Up Completion: Address any items on the punch list to ensure the home is perfect for move-in.

 

7. Closing & Move-In

  • Final Walkthrough & Orientation: Review home systems, warranties, and maintenance tips.

  • Handover & Key Exchange: Celebrate with the customer and provide keys, warranties, and any necessary documentation.

  • Post-Move Support: Schedule a follow-up to address any questions or minor issues after move-in.
